We have properties in Baltimore City, Baltimore County, and the surrounding MD Counties. Whether you are wishing to rent an apartment or house, we are here to try to provide your housing needs. We also accept vouchers on qualified properties.
2. MARYLAND PROPERTY MANAGEMENT (MPM) AND THE LEASE (back)
MPM is the agent for the owner ensuring that all repairs will be made in a courteous, professional, and timely manner. All leases are signed with MPM to ensure the best possible service.
3. APPLICATIONS (back)
Applications must be faxed into the office within the next business day after receiving one. All situation have different considerations. We require prospective tenants to fill out a rental application from which we will verify employment, pull a credit report, check national criminal records, check national eviction records. 4. HOLD DEPOSITS (back)
A hold deposit is non-refundable and is used as a "hold" on the property while the application is processed. This hold ensures that the prospective tenant will not lose the property to someone else. MPM stops marketing the property. If the tenant application is denied, the hold deposit is returned to the tenant within 3 business days. IF the application requires a higher security deposit this does NOT constitute a denial. It may be an additional requirement due to the tenant not disclosing information property during the verbal screening process. The most important thing to remember is that the HOLD DEPOSIT IS NON-REFUNDABLE. You make a commitment to sign the lease and we make a commitment to not show the unit to any other prospective tenants.
5. QUALIFICATIONS (back)
Our screening process is to determine the financial and personal stability of prospective tenants. We are entrusted by the owners and landlords to manage these properties and we are entrusting the prospective tenant to manage these assets. Poor credit may be an reason for denial of application or we may find a remedial action to ensure your placement in the property you desire. Another important consideration is poor rental record. Work history and career are especially important, however. MPM requires one adult in the household to have a stable job for 1-3 years minimum depending on the application. Total household income can also be calculated by supplimental income such as food stamps, child support,TCA, SSI, fixed retirement income or any other income.
6. SECURITY DEPOSIT (back)
Is collected at the time that the lease is signed. It must be in the form of a money order. NO cash or checks are accepted. Security deposits are not rent and will be returned following a proper vacancy (60 day notice) and MPM inspection with sign-off of the condition of the property by the tenant. Security deposit is always 1-2 months depending on the application.
7. TERM OF LEASE (back)
All MPM leases are one year. Lease extentions are encouraged if payments are made on time. Leases otherwise automatically renew.
8. TERM OF THE LEASE (back)
Pets are not allowed. If an owner allows pets, a pet deposit will be required.

10. SMOKING (back)
ABSOLUTELY no smoking in property - no exceptions.
11. UTILITIES (back)
must be in the name of the tenant at signing of the lease .
12. MDE FINES (back)
MDE fines, such as improper garbage containment or grass over 8", are billed, paid, and collected by the tenant as rent.
13. REPAIRS (back)
Tenants have two weeks following initial move-in to submit a sheet of items that may require repair, which MPM will perform. After this, during the course of the lease tenants are responsible for cosmetic and functional repairs that occur due to their own negligence such as: clogged sinks, clogged toilets, broken windows, etc.MPM is responsible for systems: hvac, roof, hot tank, electrical systems, water supply from the meter to the property.
14. REPAIR NOTIFICATION (back)
Call MPM immediately for emergencies such as broken water pipes or gas emissions. Please call BGE if you feel there is a gas emission issue.All other repairs must be submitted in writing and/or phone calls to the repair coordinator.
15. VACANCY (back)
You must give a 60- day notice, which is counted from the nearest calander day to the first, going forward 60 days. For example notification on March 15 means you are vacating at the end of May.A proper notice would be notification at the end of the calendar month. Without WRITTEN notice, tenants will be responsible for an balance of rents due.
16. PESTS (back)
We turn properties over to tenants "bug and rodent" free. You must maintain them in this condition. If you have pests notify us immediately.MPM doesn't like critters any more than you do! |
