Hauling   (back)
We can clean out any property that is full of debris or past tenant's belongings for disposal at the nearest dumpsite.  
Pictures are taken for documentation.
 
Repairs   (back)
Our service technicians can repair any issue: plumbing, electrical, drywall, roof, sewer, basement, HVAC.  We have both licensed
and unlicense professionals working for MPM who have years of experience, courteous to tenant issues, and perform superior work.
 
Cleaning    (back)
Our clean crew will "scrub and clean" your property, leaving it smelling fresh.  If required or requested,  we provide very affordable, carpet cleaning
services.  We place tenants in a clean environment and expect that when the tenant vacates, it will be left the same way.
 
Extermination   (back)
If required we exterminate the properties we manage prior to the tenant moving in.  This is a courtesy spray.  After the tenant moves in, the responsibility
is theirs.  Our extermination service for bugs is very affordable.  If a property has a rodent infestation, we find all holes (near pipes, along floor boards, 
kitchens, bathrooms, closets) put poison in them and plug them up.  IF there are holes in the back of the property insert poison in the holes and fill with cement.
 
Lead Certification    (back)
Our licensed lead specialists inspect properties AND perform swab tests for outside lab analysis on all properties.  MDE is very serious about ensuring the 
safety of tenants.   MPM requires this level of certification per house and per apartment.  Our charges are always well below market pricing.
 
Placement   (back)
Our leasing agents work very hard to ensure that your propery has a new, qualified tenant - usually within 1-2 weeks.   This position is dedicated to tenant placement 
and execution of leases.  We emphasize that "time is of the essence" and dedicate significant MPM resources toward this commitment.
 
Rent Processing   (back)
Our accounting department processes rental income twice a month.  Our disbursement is directly deposited into the designated owner account at no additional charge.  
We understand that cashflow is very important.  IF a tenant pays late we have a follow up date to disburse this payment - to avoid making an owner wait until the following
month to receive these rental funds.
 
Court Filings    (back)
If a tenant does not pay by the 5th, we file a "Failure to Pay" rent notice against the tenant, commencing re-possession (eviction) proceedings.  Tenants are expected 
to pay their rent on the 1st of every month.
 
Courtesy Calls for Tenant tardiness on rent payment    (back)
If a tenant requires that we file a "Failure to Pay" rent notice, we call the tenant to find out the cause of the problem.  If we cannot get through, an MPM representative
will drive by the property and knock on the door  to make sure the property is still occupied and to investigate further.
 
Evictions   (back)
If a tenant refuses to resolve the judgement of past  due rent, MPM sets up an appointment with the Sherrif's Department to meet at the property for a final sign off on the warrant.
At this time we take photos, change locks (charged to the owner), and secure the property.  
 
Court Appearances   (back)
We will represent you in court for:   rent issues, repair (rent escrow) issues, garnishments.  If your properties are under our management 
agreement, there is no charge for this service other than the Baltimore City and Maryland State required filing fees, which are minimal.
